When you are ready to sell your home,
most people contact a Realtor. Realtor's have been trained to sell
your home in the shortest amount of time and to help take the burden
off yourself and family. My Partner, Jeff Akers and I along with
the Akers Ellis & Truluck team work hard to get your property sold.
There
are many variables to consider when pricing your home.
Location Location Location is the number one variable and
ultimately sets the initial price range for your home.
Next is size, condition, and amenities of the home. We
always supply you with a CMA (comparative market analysis)
of your neighborhood to help you decide the highest possible
price within reason. Remember, market conditions play a
valuable role in the pricing of your home. We must consider
what the DOM (days on market) of comparable homes in your
neighborhood. The longer the DOM usually means the price
is too high or there is a major defect in the property.
20 DOM is healthy, 45 DOM is average for a slower market
and any longer the 60 days and you should consider a price
correction and or re 'evaluation of your home. |

When
preparing to list your home you should put yourself in
a buyers shoes. Start by standing on your street and looking
at your home. Is it appealing to look at, does your yard
need work, are there shingles missing on the roof? This
is the first impression for the buyers coming to look at
your home. Make a note of the things that need work and
proceed to the inside of the home. What do you notice when
you first walk in the front door? Do you see 20 pairs of
shoes, 10 family portraits or a blank wall? This is the
second impression that buyers will see. Your home needs
to be a showcase home making the buyers feel at home while
picturing themselves living there. We have staging services

Below is a simple list of my basic
marketing plan. The quality of your home and price will determine
how exactly your home gets advertised but every home gets the following.
1. Customized flyers given out to all prospective
buyers and key agents.
2. E-mail alert sent out to over 500 Realtors
as soon as your listing is taken. Using the power of the Internet
is my area of specialization.
3. Your listing will be added to our web sites
along with a virtual photo tour of your property. See www.dustinryan.com and www.charlestonsrealestateguy.com
4. Property will be put on next Realtor® caravan
for that area to be previewed by other Realtors® if available
in your area.
5. Open houses will be held whenever feasible,
i.e. subject to vacancy and availability.
6. You will be kept informed as often as you like
as to showings, new listings, pending sales, and other events,
which may affect the salability of your property.
7. After previewing your property, recommendations
will be made to help sell your property quickly. The two most important
items here are price and condition, so these two issues will be
quite critical if we are to sell your property in a reasonable
period of time.
This is just a brief
summary of my marketing plan. Obviously, there are many more
aspects to insure not just a sale but also a successfully completed
transaction; such as, negotiating offers and handling all the
details of escrow, i.e. inspections, title reports, condo docs,

One of the
first steps in the home purchase process is to get pre-approval
for a home loan and begin to work with a lender. As with
any real estate transaction, the buyer is free to choose the
lender of their choice.
Next you need to find your new home.
You are welcome to browse our MLS here on the website or you can
contact me to find you the perfect home. Either way I want you
to have the best home that we can find in your price range and
location.
If you would like to receive updates
for all new homes listed in your area I can set that up. Make sure
you let me know you want to receive automatic updates on your home
search.
Once we find your new home we must
get the sellers to accept your offering price. This can some times
be tricky if you are trying to get a super good deal in a hot market.
Sellers are less likely to lower their prices when the listings
are new and in a desirable area.
In a slower market or buyers market
seller will usually take slightly less then asking price but that
is not guaranteed. If they list the home under market value it
will sometimes sell for more then asking price.
Whatever the case may be I promise
to stand by and represent you until the end.
After the offer is accepted, its
up to the attorney of your choice to set up the closing and order
title insurance. Once all of the contingencies of your contract
have been completed we usually have a table top closing at your
